Greg Rubino

Gregory J. Rubino


Gregory J. Rubino is President of the Passport Group of Companies, headquartered in Erie, Pennsylvania. He is responsible for the day-to-day operations of Passport Realty, LLC and Passport Development, LLC. Born in Erie, he attended Sacred Heart Parochial School, Cathedral Preparatory School and Gannon University. He makes his home in Erie with his wife, Lisa, and has one child, Gregory Raymond.

Greg has in the past served as a Trustee of the Multiple Sclerosis Society; Member of the President’s Cabinet for the United Way; Member of the Committee for the 2004 United States Women’s Amateur Golf Championship; Member of the Board of the Greater Erie Board of Realtors' Multiple Listing Service; Member the Board of the Cathedral Preparatory School Academic Excellence Foundation; and, Member of the International Council of Shopping Centers. Greg was honored as the Person of the Year by the Italian-American Society of Erie, Pennsylvania in 2005.

At the request of Governor Tom Ridge, Greg led the team that developed the Benjamin Wiley Charter School, one of the leading charter schools in the region.

Greg also has served as Chairman and a Member of the Board of Roar on the Shore (one of Erie's premier tourist events with annual economic impact in excess of $20,000,000) and was Chairman of the Real Estate Committee of the Erie-Western Pennsylvania Port Authority in 2007-08, having been appointed by Governor Ed Rendell.

Peach Tree Square: 650,000 square feet+ (original tenants included Circuit City, Home Depot, Wal-Mart, Lowe’s, Media Play, Panera Bread, Verizon Cellular, Kohl’s Department Store, etc.)

Summit Towne Centre: 550,000 square feet+ (original tenants included Builder’s Square, K-Mart, Staples, Giant Eagle Foods, Sam’s Club, etc.)

Greg also acted as the developer for the recently-completed $275,000,000.00+ Presque Isle Downs racetrack and casino. His company was responsible for identifying target sites for the casino; contract land acquisition; real estate management; all permitting activities with local, state and federal regulatory agencies; and selection/coordination of design professionals. Presque Isle Downs was named the Racino of the Year in 2008, worldwide. Greg’s specific area of concentration is handling the sale or leasing of properties for third-party clients, and the permitting/development of large-format projects such as Presque Isle Downs.

He currently also serves as President of Crawford Renewable Energy which is building a state-of-the-art waste-to-energy recycling power plant. In addition, the Passport Group recently acquired and re-developed a 130,000-square-foot former Wal-Mart which has been repurposed as a medical mall to serve the growing west suburban area of Northwest Pennsylvania.

Daryl Terella

Daryl Terella is Senior Vice President of Passport Realty, LLC with offices in Erie, Pennsylvania. He is responsible for managing and marketing brokerage properties for Passport clients as well as Buyer/ Tenant representation. Born in Erie, he attended Blessed Sacrament Parochial School, Cathedral Preparatory School and graduated from Indiana University of Pennsylvania. He makes his home in Erie and has one child.

Daryl currently serves as a Member of the Board of Economic Development Corporation of Erie County (EDCEC). He is a member of the International Council of Shopping Centers.

Daryl is involved with land acquisition and disposition, development and leasing in the office, retail, hotel and industrial markets. Some of the companies that he has successfully assisted are:

Fairview Business Park - Industrial Park located in Fairview Township, Erie County. Assisted in the development of the Park through the Greater Industrial Development Corporation.

Sterrettania Business Park - Located in McKean Township, Erie County. Assisted in the design and development of this industrial park owned by a third party client. In charge of marketing available lots for sale and lease. Assisted owner in attaining LERTA designation (a 5 year tax exemption on all improvements) for the business park. LERTA benefits all occupants of the park.

Assisted in land/building acquisition or disposition for: DHL, Carlisle Corporation, John V. Schultz Furniture, FedEx and Walker Filtration.

Mixed Use

Daryl also has primary responsibility for Edinboro Market Place, located in Washington Township, Erie County, Pennsylvania. This project consists of a 100+ -acre property being developed with retail, hotel, office and residential uses for a private client developer. Daryl assisted the owner with zoning and development plan approvals and is in charge of marketing all acreage and out parcels for sale and lease.

His specific area of concentration is throughout the Tri-State area (Ohio, Pennsylvania and New York). He and Passport Realty, LLC will assist their clients on a nationwide basis, as needed.


John Knox

W. John Knox, Esq. is Vice-President and General Counsel for the Passport Companies.  Attorney Knox is also the Owner and President of Knox Legal Advisors, LLC, a full-service law firm focusing on corporate transactions and civil litigation.

A licensed attorney in Pennsylvania since 1996, Attorney Knox has represented both plaintiffs and defendants before state and federal courts and state administrative agencies throughout the Commonwealth.  These cases have involved commercial disputes, employment matters and personal injury claims.

As a transactional attorney, he has handled the drafting and negotiation of commercial lease agreements, purchasing contracts and executive employment agreements.  He has conducted hundreds of commercial and residential real estate closings, representing both borrowers and financial institutions.  Attorney Knox has also represented numerous state authorities and municipalities in the area of public finance.  Most recently, in 2012, Attorney Knox served on a three-attorney team as lead counsel to the Commonwealth in the largest bond transaction in Pennsylvania history—the $3.2 billion refunding of the Pennsylvania Department of Labor & Industry’s Unemployment Compensation obligation to the Federal Government.

He is a 1990 graduate of the University of Michigan at Ann Arbor and a 1995 graduate of the Pennsylvania State University Dickinson School of Law.

Attorney Knox is actively engaged with a number of Erie Community organizations. He has served as Chairman of the Board of Community Health Net, Inc., Vice-President and General Counsel of the Erie Philharmonic, Inc., Vice-President of the School Advisory Council at Our Lady of Peace School, Zone 7 Chairman of the Pennsylvania Barr Association Young Lawyers Division and a Board Member of the Boys and Girls Club of Erie. John and his wife Jennifer reside in Millcreek with their three children. 


David A. Sadaly

Mr. Sadaly has more than 35 years of construction and facility management experience on various commercial, institutional and industrial projects. These projects include office buildings, apartment buildings, shopping centers, schools, churches, medical centers, airport facilities, and manufacturing facilities for steel, paper and industrial chemicals.

David graduated from West Virginia University with a B.S. degree in Civil Engineering and has held positions as a construction superintendent, field engineer, purchasing agent, cost engineer, project manager and facility manager on projects with costs to $500 million. His diverse experience includes serving on the staff of an international construction and engineering corporation, a general contractor, an architectural firm, a design/build construction company and a national real estate developer. He has worked on projects in West Virginia, Ohio, Virginia, Indiana, Illinois and Pennsylvania. This experience has developed his hands-on management of the various professionals on the project team, selection of the appropriate project delivery method and actions to satisfy the requirements of the relative governing authorities. It is this experience that provides the client with the essential knowledge for a successful project.

A member of the American Society of Civil Engineers and the Construction Specification Institute, David participates in continuing education courses specific to the needs of our clients. He is licensed as a Real Estate Salesperson in Pennsylvania and is a national Certified Construction Contract Administrator. David also holds a Private Pilot Certificate and is Instrument Rated.

David has lived in Erie since 1985 with his wife Nancy, Assistant Superintendent for Academics, Erie School District.


Peter S. Mitchell

Peter S. Mitchell has been a commercial real estate professional for over three decades, he spent many years at Baldwin Brothers, Inc. and has also developed an excellent reputation through his former firm Peter S. Mitchell Real Estate. Pete acts as broker of record for the Passport Companies and is actively engaged in locating and providing development assistance for regional and national tenants throughout Western PA and New York. Pete focuses his practice throughout Western Pennsylvania, where he lives with his wife, Gloria, and where his grown children also reside with their grandchildren.

Pete graduated from the Realtor’s institute, has served on the Greater Erie Board of Realtors, on the Ethics committee as well as the Educational committee, of which he is currently serving as Chairman. He has also served on the Board of Directors for both the Erie Sportsman’s club as well as the Glenwood YMCA. He also was privileged to be rated as one of the top 5 independent leasing consultants with regards to factory outlet centers by Value Retail News.

Pete previously managed the Liberty Plaza for 12 years, as well as the Corry Plaza for around 12 years as well, has consulted for the East Grandview Plaza, and has worked with tenants such as Nike, Jockey International, Talbots, McDonalds, Quiznos, Olive Garden, Hollywood Video, Payless Shoes, H & R Block, Sherwin Williams, Papa John’s Pizza, Rite Aid, numerous grocery stores including Save-A-Lot Foods, Aldi’s Foods, and Good Cents (formerly Valu King), as well as banks on either side of the table, PNC Bank, Northwest Savings Bank, and Citizens Bank.

Sarah received her B.S. degree in Accounting from Penn State Behrend in 2002. She performed her internship at Niagara Plastics in Erie, working in their accounts receivable department. Upon graduation, she was employed at Baldwin Brothers, Inc. in their accounting department where she performed weekly check runs for their various vendors. She was employed with Tecnica Development Corp from 2003 through 2008 as the Chief Financial Officer, and now serves in that position with the Passport Group of companies.

Sarah is responsible for accounts receivable, accounts payable, budgeting, billing, and generating financial statements for 10 different companies that Passport companies manage. Sarah is originally from Lockport, New York, where she often visits to see family. She moved to Erie 14 years ago and currently resides here with her family.

Lisa McLaughlin

Administrative Assistant

Lisa McLaughlin was born and raised in Erie where she graduated from Villa Maria Academy in 1987. She then went on to receive her Bachelor’s Degree from Slippery Rock University in 1991. As her children grew older, she was employed at Westwood Racquet Club. In April of 2008, she joined the Passport family as a full-time administrative assistant. She has the benefit of working with a wide variety of professionals and enjoys assisting the staff in numerous clerical tasks.

Lisa continues to reside in Erie where she lives with her husband and their three children.
